Short Sale - Listed properties with real estate brokers, approved by both homeowner and creditor. Short Sale allows the owner to sell their home and use the process to pay off the mortgage if they are unable to maintain payments, even if the home's market value is less than the total amount owed. Sellers avoid the lengthy legal process involved in foreclosure and generally short sale is less damaging to the credit rating than foreclosure. Closing Costs are paid for by the creditor, including attorney fees, real estate commissions and other closing expenses. Buyers are able to purchase a property prior to foreclosure and abandonment of property by previous owner. There is a 60-90 day approval time needed for a short sale.
